On this hill overlooking Willard Beach was a traditional bungalow with spectacular views of Casco Bay. The house, despite its appeal, had little relationship to the site or views; windows were small and interior spaces were dark and highly partitioned from one another.
Perfect Space for Hosting Family
Daylight, views, and an open plan were priorities for this client. A gourmet cook with children and lots of grandchildren in the area, she asked to unify and open up the first-floor kitchen and living spaces so that she could host large family gatherings in the small house with ease.
The Results
Due to budget and zoning restraints, no expansion in square footage was permitted, so the solution needed to maximize the existing space.
The majority of walls on the first floor were removed to allow the living room, dining room, and kitchen to flow together, and new windows were placed to pull in more daylight. The living room was expanded, a new bathroom was added to the existing sun porch, and a small, intimate sitting porch was cut into the corner of the house on the waterside. Along the axis of the primary viewline to the water, a bank of oversized, ceiling-height windows flood the room with views and light. Upstairs, the addition of two dormers allowed for a third bedroom and second bath to be added and allowed the master bedroom an unrivaled view of Casco Bay.
